Riverway Homes is rolling out a brand-new subdivision in the Spring Branch District designed to reflect the best aspects of urban and suburban living. Since their grand opening at the end of November, Spring Valley Point subdivision has attracted throngs of potential homebuyers. Located at the intersection of Long Point and Ojeman, this neighborhood of single-family homes prides itself on being zoned to desireable public schools, ease of mobility, and low-maintenance, customizable homes.

Driving through the gated entrance on Ojeman, it is immediately apparent that construction is still in progress for this community. Open lots wait for new buyers to choose a preferred floorplan, and specify the details that will make the house feel like home, such as paint colors, lighting, the addition of tile to the walls, and much more options included in their “chrome,” “silver,” and “gold” packages. Popular features such as the engineered hardwood plank floors and quartz countertops come standard in all Spring Valley Point builds. “Our standard designs include many features that would be upgrades in other communities,” says Lily Jang, Riverway Homes Realtor.

Touring the beautiful model home, which demonstrates the “Bellini” floorplan option, can be done any day of the week between 11:00AM-2:00PM without a reservation. Jang or another member of the Riverway team will show you the many features of this design. Opening the front door and walking into the many-windowed home, you are not faced with a set of stairs to climb, as is the trend with many new urban communities. The spacious living area in front of you reveals an open concept dining area and living room, alongside the large kitchen and island. This arrangement allows for easy entertaining all on the first level.

Going upstairs reveals a smaller upstairs living room, flanked by bedrooms, and a major attraction: the master bathroom. The Bellini is one of the four 3-bedroom floorplans to choose from, and it is the only two-story option. The Alisa, Cabernet, and Donatella plans are all three stories, and range from about 2,100 sq. ft. to 2,700 sq. ft., and prices range from $439K to $579K. “We have very competitive pricing,” says Jang. “We are priced to sell.”

The location of the subdivision gives families access to the most sought-after schools in Spring Branch ISD from K-12. Spring Valley Point is zoned to Valley Oaks Elementary, Spring Branch Middle School, and Memorial High School. For those parents seeking schools outside of their district, Spring Branch is a convenient home-base for getting around Houston, as it is surrounded on all sides by major freeways.

The low-maintenance design of the properties are ideal for families who do not have time or interest in the upkeep of large yards. The HOA is responsible for the care of the front yard, and for the community park that is designated for the center of the neighborhood. The development has also made sure to include room for guest parking as well, alleviating stress from guests and residents.

“Spring Branch is the closest urbanized suburb to Houston, with ease of mobility to different parts of the city, with the best schools, with proximity to downtown,” comments Jang. “Spring Branch is a no brainer. For those seeking a single-family home, I don’t know of any other new, gated community with the same benefits and pricing.” Prices are uncommonly low due to their grand opening specials, but will begin to rise in 2020. Jang advises, “Come buy while prices are at their lowest, and while you can still customize your home.” Buying in Spring Valley Point means watching a simple plot of land become a home that your family can thrive in for years to come.
