The Spring Branch Management District is starting 2025 with a fresh budget for its Business Improvement Grant (BIG) program. This initiative provides local businesses with financial support to enhance their properties, contributing to the overall beautification and vibrancy of the district. We interviewed Lance Dean, the district’s Economic Development Director, to hear firsthand about the program and why now is the perfect time to apply.
What is the BIG program?
“The BIG program is all about helping businesses make improvements to their properties,” Lance said. “It’s a reimbursement grant, which means we cover 50% of the cost for exterior upgrades like painting, landscaping, parking lot improvements, new lighting, or even power washing. The goal is to create a more attractive and welcoming environment for businesses and the community.”
The program reimburses up to $10,000 per project and is open to commercial property owners within the Spring Branch Management District.
How does the application process work?
“The process is pretty simple,” Lance shared. “We have a two-page application that you can download from our website or call us to get directly. Once you’ve filled it out, you’ll need to include pictures of your property and a bid from the contractor you want to use. Then, the application goes to our committee for review.”
Once the committee approves it, the application moves to the board for final approval. After that, the business can start their project. “When the project is done, just send us the receipts, updated photos, and invoices, and we’ll issue your reimbursement check,” Lance explained.
Why should businesses take advantage of the BIG program?
“This program is a great way to get some of that investment back while improving your property,” Lance emphasized. “A lot of times, businesses have had these upgrades in mind for years but haven’t acted on them. The BIG program helps make those plans a reality.”
He also highlighted how the program benefits the entire community. “When one business makes improvements, it inspires others to do the same. It’s contagious in the best way—it creates a ripple effect that lifts the whole district.”
Can you share some success stories from past recipients?
“We’ve seen some amazing transformations,” Lance said. “One business did a full remodel—they literally took their building down to the studs and rebuilt it with a fresh design. Another recipient focused on smaller but impactful upgrades like tree trimming and repainting.
“Since the program started in late 2021, we’ve completed over 30 grants. These projects have collectively brought more than $4 million in improvements to the district. It’s incredible to see the impact.”
What’s available for 2025?
“For 2025, we’ve set aside a fresh budget specifically for the BIG program,” Lance explained. “How many grants we can approve depends on the size of the projects. With a $10,000 maximum per project, we could accommodate about 20 grants if everyone applies for the full amount.”
